Trash Disposal

  1. Owners, Occupants, Tenants, and Guest shall refrain from transporting garbage or refuse through, over or across any common element area except in a water-tight bag or other container adequate to keep refuse from soiling common areas.  All garbage and refuse must be placed in a garbage bag and tied, before placing it in the Chutes or Dumpsters.  Place cooking grease in a sealed container, freeze and then place in tightly sealed garbage bag for disposal.

  1. The Disposal Room is for the disposal of common garbage and refuse only!

  1. Items that can not be broken down and placed in the dumpster must be removed from the Condominium Property by the Owner, Occupant, or Tenant.  Bulk items are never permitted to be stored, kept, or left in the Common area or element.  Arrangements for a bulk pick up can be made by Owner, Occupant, or Tenant with the City of Newark or Owner, Occupant, or Tenant may make other arrangements for removal.

  1. CARPETS, APPLIANCES, FURNITURE or ITEMS WHICH DO NOT FIT INTO THE  DUMPSTER ARE NEVER PERMITTED TO BE STORED OR DISCARDED IN THE DISPOSAL ROOM.

The Council shall have the right to impose the following penalties to the Unit Owner for non-compliance of the above regulations:  “Trash Disposal”

  1. Assessment of a $50.00 fine, for each occurrence of non-compliance.

  2. Cost of restorations.

  3. Cost of Staff time and Professional fees, if applicable and the cost of Attorney

        and Court fees, if court action against Owner becomes necessary.

Additional Policies

  • Dumpster rooms are located on the first floor of each building.

  • Second and Third floor dwellers may drop their sealed bags down the chutes located on their floors.  If the chute is full then you must go to the first floor and place your sealed bad directly into the dumpster.  The Dumpsters and Dumpster rooms are for bagged trash only.

Do not, under any circumstances, leave trash bags on the floor, dispose of loose trash or large items in the Dumpster rooms.

  • The Villa Belmont Staff is in no way responsible for the removal of your large items. It is your responsibility to call the City of Newark to arrange a special pickup.  Their telephone # is 366-7045.

  • Fines will be imposed as well as charges for our Staff’s labor and special pick up for the removal of any items not placed in the dumpster.
